R-6 Zone Planning Study

The public hearing for the R-6 Building Zone Regulation Change was held on 
June 1, 2017 at 7:00 PM in the Town Hall Meeting Room.

The proposed R-6 regulations were approved with modifications by the Planning and Zoning Commission with a June 9, 2017 effective date.

At the turn of the 21st century, the R-6 zone was under significant development pressure including the dividing up of parcels to create non-conforming lot sizes, the demolition and re-building of much larger homes and the combining of lots for large scale redevelopment; all of which was changing the historic development patterns and altering the look and feel of the zone.

The primary goal of the R-6 study was to utilize the Town GIS, site visits, and most importantly community outreach to revise the existing zoning regulations to encourage the preservation and restoration of existing structures where appropriate, recognize existing non-conformities, and encourage re-development that preserves existing streetscapes and a robust and diverse housing stock.
