FEMA Flood Panels

On October 30, 2011, the Federal Emergency Management Agency (FEMA) presented Greenwich with revised preliminary Flood Insurance Rate Map (FIRM) panels associated with the coastal re-delineation project for Fairfield County. These revised map panels went through a discussion period, an appeal period and will now become effective on July 8, 2013. The Planning and Zoning Commission will have to take action to adopt these new map panels prior to that date in order to remain eligible for participation in the National Flood Insurance Program (NFIP).

Regardless of when the Commission adopts the FIRM panels, they must have an effective date of July 8, 2013 when FEMA makes the panels effective. The new FIRM panels are based on new modeling that determined Base Flood Elevations (BFE’s) in the coastal AE and VE flood zones. These changes will impact approximately 1,688 properties through either an increase in the BFE or through including a BFE where there was none before.
